– Fill out the pre-screening application under the tenants tab.
– You will be provided access instructions to enter the property.
– Enter the home and check it out at your leisure.
– Imagine where you’ll put your furniture, sofa, pick out rooms, etc.
– Check out the yard, the neighborhood. This might be YOUR HOME.
– Lock up when you are finished and let us know how it went.
We love pets, lets face it they are family! That being said there are different rules for pets for each property this is mainly based on regulations and insurance.
Insurance Companies are taking very aggressive action because of these concerns involving what they deem to be dangerous animals. Many insurance companies are canceling policies WITHOUT NOTICE upon discovery of certain animals.
Animals must be:
– safe and weigh less than 30 lbs.
– allowed by all local laws, regulations, etc.
– not pose a threat, hazard, or nuisance to others or property
– allowed by insurance company with an accurate photo
If your animal complies with these guidelines, your animal may be accepted.
The only exception would be a property owner who specifically states in their management contract “no animals are allowed.” (FYI, at this time, we have no owners that forbid animals)

Sabre Residential knows you want an answer yesterday and we do too; we do our very best to process applications same day.
You can expect it will take two to three business days to process your application properly.
You will be contacted using the information you submit on your application. Previous Landlord Verification may take a day or two for them to respond.
The more information you submit, the faster your application will be processed.
We processes your application in three main categories:

- INCOME – must be verified. If you are self employed, please submit 3 months of bank statements to support your reported income instead of waiting for our staff to contact you asking for them.
- RENTAL HISTORY – for previous 5 years
- CREDIT – must be favorable, If you fall short, a qualifying co-signer may be required as a compensating factor.

In general, you can afford to rent three times your net monthly income.
More precisely, the price you can afford to pay for a home will depend on five factors:

The qualifying standards to rent are much easier than trying to qualify for a home loan to purchase.
The rule of thumb in renting a home is that the monthly rent should not be more than 30% of your net monthly income.
You can always pay rent in advance to avoid the income qualifier.
Co-Signers may be used to help you qualify for income.
Many people purchase an Option to Buy, our Rent To Own program to help qualify.
We are happy you are considering a Sabre Home. We are very proud of our homes and believe you will be too. Our requirement standards for qualifying to rent a home are simple and fair.
They Are:
– Your gross monthly income must at least 3 times the monthly rent.
– A favorable credit history with no recent evictions.
– Be employed or furnish acceptable proof of required income.
– Good references from landlords along with being clean & responsible.
– Occupant limits of 2 adults per bedroom.

Once you have found your home, a $35.00 is required on each adult applicant to process your application for a property. All adults residing on the premises must be listed on the lease.
Sabre processes an applicant in the order in which they are received. If the applicant in front of you is approved and performs properly, you will be contacted via the info contained on your application. You will be told the application submitted before yours was approved and any fee will be refundable.
Single Family Homes:
determined by the following formula
— Security Deposit is equivalent to one month’s rent PLUS $100.00.
— For example, a home with $799 Rent will have deposit of $899.
Apartments
have varying Security Deposit requirements.
