A step-by-step guide to leasing your investment property or rental property

As a renter, it can be stressful to have move from apartment to apartment. To fully maximize the return on our owners investment, a reliable tenant that will live in the property for years to come is our goal. For you this means more flexibility, quick repairs and many upgrades to enjoy. We want you to make this house your home and we are here to make sure that happens.

When we find prospective tenants, we run them through the processes below:

Step 1: Finance establishment

Here, we try to understand the prospective tenant’s budget before showing them our Atlanta Tenant Listing. We look at the type, size, and location of property they can afford before beginning the search process.

Step 2: Location identification and requirements

Whether a tenant is moving into a house or first flat, or simply relocating from an existing property, we will need to identify the areas they want to move to and their requirements. The more they know about their property needs, the easier their search gets.

Step 3: Securing a property

Since the rental market moves swiftly, properties are quickly snapped up. After we have helped a tenant acquire the right property for him or her, we enter the ‘Let agreed’ stage of the process, subjecting it to contract though. We go through reference checks, and ensure that payments are made for inventory check charges, tenancy agreement, reference, and initial deposits.

Step 4: Move-In

On move-in days, we meet the prospective tenant at any of our offices. All rents and deposit balances would be paid before the tenancy agreement is signed. The tenants are asked to come with copies of their deposit certification, as well as compliance documents like energy performance certificates or gas safety certificates.

Step 5: Tenancy Agreement

The moment all referencing is completed, an Assured Short hold Tenancy Agreement is drawn up between the Landlord and the Tenant. The Assured Short hold Tenancy Agreement is a legal agreement that stipulates the fixed time for the property rental. After every fixed period, the tenancy may be reevaluated.

Step 6: Referencing

As part of our letting process, all Applicants and Guarantors have to be fully referenced to ensure creditworthiness, affordability, employment status, as well as comments from former landlords.

Step 7: Guarantor

We would ask property applicants for guarantors for cases were the applicants are under 25 or not permanently employed. The Guarantor would be asked to complete a form, while his or her credit will be referenced just like that of the prospective tenant and applicant.

We want all of our tenants to have a good fit for their home, so each applicant is looked at to make sure the property is a good fit.

Once you have received a response you will have a chance to schedule a viewing of the property. You will have 24 hours to decide if you would like to place a deposit  move forward with the lease.

When you receive the keys you’ll be free to move-in as you see fit, if you need assistance finding a moving company please reach out we have several top quality choices for you. When you receive your keys you will also receive a welcome packet that includes:

  • How to pay
  • How to deal with repair request
